How building work in Cyprus differs from the UK

Most Cypriot houses are built with a reinforced concrete frame and block infill walls, with flat concrete roofs. Timber-frame and steel-frame homes exist but are less common. That affects how extensions are tied in, how new openings are made and what an engineer needs to check, so a builder used to UK brick-and-block methods needs to understand local construction before cutting into a structure.

Heat and dryness shape the work too. Concrete has to be cured properly in summer, render cracks if applied in full sun, and many jobs are scheduled for the cooler months.

Licensing and permits

Building and civil engineering contractors must be entered in the Contractors' Register and hold an annual licence from the Council for the Registration and Control of Building and Civil Engineering Contractors. The licence category and class set the type and size of project the contractor can take on, so check both, not just that a licence exists.

Extensions, new floors, structural changes and many external alterations need a building permit, usually prepared by an architect or civil engineer. Agree in writing who is responsible for it before work starts. You can confirm a building company is real and active in the Registrar of Companies search.

Paying a builder safely

Avoid large upfront payments. Tie each stage payment to work you can see finished, such as the foundations poured, the frame complete or the roof sealed, and keep a small retention until snagging is done. Ask how VAT is shown on the quote so you compare like with like.
