Choosing a house construction company in Cyprus starts with the scope of your build. Use TTC to research published profiles, prepare a consistent quotation brief and check who will take responsibility for construction, professional design and project coordination.
These profiles explicitly mention new builds or housebuilding. Read the complete profile and confirm the role, service area and capacity for your particular project.

Decide what you need a construction company to deliver
A housebuilder, a project manager and a specialist subcontractor do different jobs. Before asking for prices, decide whether you need a main contractor for a complete house, a defined package such as the structure, or support coordinating separate appointments. Ask each business to explain which role it is offering.
If an architect or engineer is already appointed, involve them in preparing the tender information. If you are still exploring options, say that your drawings or specification are provisional. A budget discussion based on an early concept should not be mistaken for a fixed price for a fully described house.
Prepare a house-construction enquiry
Send a short written brief alongside the information you already have. It should identify the plot location, intended use of the house, design stage, approximate size and desired start window. Explain whether the site has existing buildings, access constraints or known work that must happen before construction.
Drawings and decisions
List the drawings, schedules and specifications available. Mark choices that are still open so quotations do not quietly assume different finishes.
Scope and responsibilities
State whether the enquiry includes design coordination, site preparation, the building itself, services and external works. Ask who is responsible for each appointment.
Budget and programme
Give a realistic budget range and any important timing constraints. Ask the business to explain what further information is needed before it can make a firm proposal.
Compare complete quotations rather than headline totals
Give shortlisted companies the same information and ask them to identify departures from it. A quotation can look cheaper because an item is excluded, a finish is priced at a lower specification or an allowance is smaller. Record those differences before comparing totals.
- Site preparation: access, clearance, excavation, temporary arrangements and handling of unsuitable conditions.
- Building works: the specified structure, envelope, roof, openings and finishes.
- Services: what plumbing, electrical, heating, cooling and related coordination are included.
- External works: whether paving, boundaries, drainage, landscaping and other plot works are included or separate.
- Commercial terms: VAT treatment, payment stages, quotation validity, exclusions and how changes will be agreed.
- Completion: testing, handover information, snagging and responsibility for addressing defects.
Ask for provisional amounts to be labelled clearly. Where an item cannot yet be priced, agree how the final amount will be determined and what you must approve before the work proceeds. Our quote comparison tool can help you organise differences between proposals.
Check the company and the proposed team
Ask who will supervise the site, how often you will receive progress information and who can approve changes on your behalf. Request examples of comparable houses, then ask what the business's actual role was on those projects. A photograph alone does not establish whether it built the house, managed the project or completed one package.
The Cyprus Government states that building contracting requires registration and an annual licence. Ask for the contracting entity's details and verify that its licence category and class cover your proposed project. See the official contractor-company guidance and TTC's builder-checking guide.
Coordinate the building with its services
Discuss major equipment choices before installation dates are fixed. Ask the relevant professionals to identify the space and access needed for electrical distribution, plumbing, heating and cooling equipment. Clarify whether each specialist reports to the main contractor or is appointed directly by you.
Browse electricians, plumbers and air-conditioning businesses where those appointments are separate. For a proposed heating system, use our heat-pump planning checklist to prepare questions about the design and installation scope.
Questions before appointing a house construction company
- Are you offering the complete build or a defined package?
- Which drawings and specification form the basis of your price?
- Who supervises the site and coordinates specialist trades?
- What could change the programme or price, and how will approval be recorded?
- How are progress, payments, snagging and handover documented?
- Who is my contact after completion if something needs attention?
For renovation or extension enquiries, browse the main builders directory. If no listed business suits your new-build project, contact TTC with your location and requirements. Availability, appointments and the final scope must be agreed directly with the business.
