Hotel renovation contractors in Cyprus

Looking for hotel renovation contractors in Cyprus? Use this commercial-project checklist to describe your accommodation, compare proposals and ask the right questions about experience, coordination and reopening.

Hotel renovation enquiries

Start with the profile above, then use the checklist below to prepare a clear brief and assess the requirements of your particular hotel.

Describe the hotel renovation before requesting prices

A bedroom refresh, a bathroom replacement programme and the refurbishment of reception or dining spaces need different briefs. List the areas affected and identify the intended standard for each. Include photographs, existing information and the decisions that are still open.

Start with a room schedule. Record room types, quantities, bathrooms and any variations, rather than assuming that every room can be priced identically. Add shared areas and back-of-house spaces separately. Explain whether the enquiry includes furniture, equipment, signage or only construction and installation work.

Guest rooms

Identify retained and replaced items, the finish specification and any room types requiring a different approach.

Bathrooms and services

Ask what surveys are required and how plumbing, electrical and ventilation work will be coordinated before finishes are closed up.

Shared spaces

Describe reception, circulation, dining and other facilities individually, including access and operating restrictions.

Will the property close or remain partly occupied?

Tell prospective contractors how you intend to operate during the work. If some accommodation will remain in use, ask for a site-specific proposal for separating working areas, controlling access and coordinating disruptive activities with the hotel team. Have the relevant professionals review the arrangements before agreeing them.

For phased work, identify which areas are handed over first and what has to be complete before guests or staff can use them. Ask how the programme deals with connections, testing, inspections and any dependencies between areas. A list of dates is not enough if it does not show the work and approvals needed to reach each stage.

Work backwards from the intended reopening date with the contractor and your advisers. Record design decisions, samples, orders, surveys and access dates that the programme relies on. Ask who will flag delays and how revised dates will be agreed.

Compare hotel refurbishment quotations on the same basis

Give each tenderer the same room schedule, specification and operating assumptions. If a quotation uses a price per room, ask exactly what that room price contains and how shared works are accounted for. Do not compare a decorative refresh with a more extensive strip-out and services replacement as if they were equivalent.

There is no universal hotel-renovation price that covers every property and scope. Use a consistent brief to get project-specific proposals. Keep a comparison record so you can see what changes between quotations rather than judging only the headline total.

Check hotel-project experience and responsibilities

Ask the business to describe comparable accommodation projects, its exact role and who supervised delivery. Request references that relate to the type of work you are commissioning. A builder's domestic renovation portfolio may demonstrate useful skills without proving experience of your commercial operating requirements.

Confirm the legal entity that would take the contract and ask who carries responsibility for coordination and specialist appointments. The official Cyprus contractor guidance describes registration and annual licensing. Check the relevant licence and project scope with the competent authority and your project advisers.

Discuss the roles of the hotel manager, designer, engineer, contractor and specialist trades. Write down who can approve substitutions, extra work and handovers. If several businesses are appointed separately, identify who coordinates interfaces between their work.

Agree a practical handover process

Before work starts, ask what evidence will be provided at completion: agreed test records, equipment information, operating instructions and a list of outstanding items with responsibility and dates. Plan who reviews the rooms or areas and who accepts each handover.

Use one documented process for reporting defects after reopening. Ask the contractor how issues are assessed, who attends and what access is needed. Agree the relevant warranty and aftercare terms in writing; do not assume that every component has the same cover.

Find the right next contact

Contact the relevant provider listed above about hotel renovation work, or browse TTC's wider builder directory. Confirm the experience and delivery arrangements for your particular project before shortlisting. For separate packages, browse plumbing, electrical and AC services and repair. These links identify relevant trades, not a confirmed hotel delivery team.

Contact TTC with your town, property type, approximate scope, operating plan and preferred dates if you cannot find a suitable business. We cannot guarantee a match or quotation, and we will not describe a provider as a hotel specialist without supporting information.
