External render in Cyprus

Almost every house in Cyprus is finished outside with render over concrete and block. Strong sun, big daily temperature swings and the movement between concrete frame and block infill all lead to cracks, typically along the lines where the frame meets the walls and around windows. Fine hairline cracks are common; wider cracks, or ones that keep reopening, should be looked at by an engineer before being filled.

Render applied in full summer sun dries too fast and cracks. A good plasterer works on shaded elevations, keeps the surface damp while it cures, and uses mesh across the joints between different materials.

Damp walls

Houses in Cyprus are built for heat, and many are poorly insulated and ventilated for winter. Condensation mould on cold walls, rising damp in ground floors and water getting in through cracked render are all common. Each needs a different fix, so be wary of anyone who offers to replaster before finding out which one you have.

Common questions

Are cracks in my render a structural problem?

Most fine cracks are cosmetic. Cracks wider than a few millimetres, stepped cracks or ones that keep reopening should be checked by a civil engineer first.

Why does mould come back after painting?

Usually condensation from poor ventilation on cold walls. Paint alone will not solve it; ventilation, heating and sometimes insulation do.

What is the best time of year for external render?

Spring and autumn. Summer heat dries render too quickly and winter rain can wash out fresh work.
